Our build times are roughly half of what our competitors deliver. Once the foundation is poured, a typical Vintage Luxury Builders home is completed in about 7 months. When other builders are quoting 18 months, we're handing you the keys.
This is possible because every decision is made before we break ground. We don't wait on selections or design changes during construction. The total process - including design and selections - typically runs about 10 months for a full custom home.
It comes down to scheduling discipline and our process. The family background in production home building - where they were building 500 homes a year - brought an efficiency mindset to custom building. We make all decisions before construction starts, so we're never waiting on the customer for anything during the build.
It basically takes the same number of man hours to build a home no matter what builder you use. The scheduling of those man hours is what makes the big difference. We keep virtually no idle time between subcontractors, which is why we can deliver in about half the time.
Our process is designed so that all decisions are finalized before construction starts. Once you sign up, that's confirmed with formal documentation. If changes are requested during the build, a change order fee applies.

We offer two approaches to custom building:
Full Custom - Start from a blank slate with complete design freedom. Our team works with you through a thorough design and selection process, typically around three months, to nail down every detail before breaking ground. This option is ideal for clients who want a truly one-of-a-kind home.
Modified Standard Plan - Choose from pre-designed floor plans with options and customizations. This gets you to contract phase faster while still delivering the same quality construction from the same trusted trades. Either way, you get the same Vintage Luxury Builders quality and attention to detail.

If you're newer to the area or moving north from San Antonio, we can help you figure out the best setup for your build - from lot finding to site analysis to design and construction.
We offer two product lines. Our modified standard plan homes - built with the same quality construction and trusted trades - start in the $600K range. Our full custom homes, particularly in premium developments like Puerta del Lobo near Fredericksburg, can go to $3 million plus including the lot.

One of the biggest variables in building in the Hill Country is foundation cost. The terrain has significant elevation changes, and that directly impacts your foundation requirements and budget. Every foundation is engineered specifically for the lot to ensure long-term structural integrity.
We take the time to "shoot your lot" - measuring elevation changes and finding the best position for your home. This helps you understand foundation costs upfront so there are no surprises. Knowing this as you're looking for land is critical, and it's something we help every client with.
We build along the 281 corridor from Marble Falls all the way down to Boerne, and over to I-35. This includes New Braunfels, Blanco, Dripping Springs, Spring Branch, Canyon Lake, and surrounding communities. We're also expanding toward Fredericksburg.
We've built extensively in communities like Vintage Oaks in New Braunfels, and we're currently developing in The Overlook near Canyon Lake and Puerta del Lobo near Fredericksburg.

Absolutely - and it's at the core of everything we do. Our patriarch, Howard Buescher, started building homes in 1960 with Ryan Homes in the Northeast. In 1983, he started Mercedes Homes. All seven of his children worked in the industry, and 25 family members are still fulfilling this family tradition.
